Thanks for your post. The main HSE areas are covered and relatively easy to audit against using a defined schedule from the relevant regulation or law.
The difficulties arise from the myriad of other regs and compliance laws that have to be adhered to for the average multi occupancy buildings (remit covers whole UK and includes a mix of retail, financial, office accomodation etc.
None HSE ones include:---
TV licence
Copyright licence for music (inc music on hold, background music on sites)
Copyright licence for copying newspapers and periodicals
Disposal of waste
Disposal of Hazardous Waste (licence)
SIA Licence (security guards)
“Green licences” generation of power fed to national grid by use of PV cells or turbines

It’s this element that is proven difficult to pull together a definitive list. So any other thoughts, both from inside and outside the property management box, would be welcome.

Andrew,

You don't mention what type of buildings you have but presumably you've got water and asbestos as you've mentiond this, so these would be a good place to start. They're also major topics with the HSE.

You need to comply with
Water - Legionella ACoP L8.
Asbestos - Control of Asbestos Regulations 2006.

I think that this covers pretty much everything else. It looks scary, but it's not really.

I’ve recently undertaken a review and GAP analysis of my companies regulatory compliance in relation to all things FM related (as you can imagine, not a small task)

Whilst the completion of the GAP analysis is quite straightforward, what is proving increasingly difficult is the collation of the list of laws, regulations and areas of certificated compliance.

The obvious ones such as Asbestos compliance, Lift and Hoist inspections and Emergency lighting tests etc are relatively easy to check and benchmark against regulations.

Where the role is becoming difficult is the identification of a definitive guide or list of relevant statutory compliant requirements for the average commercial building.

I have, for instance, recently found that Insurance liability certificates should be kept for 40 years (looking for the box as we speak) a minor point but still an area of non-compliance if the documentation isn’t to hand.

Can anyone offer assistance with a definitive list??????
