hi there,
Can you clarify what is the basic standard expected for fire safety in bedsits that are multi occupation. The RRO guides only cover larger sleeping accomadation such as hotels. I need to know what basic conditions are requied in smaller sleeping areas such as bedsits. Is there any other guidance i can go use. I need to kow as this is rented accomadation with bedsits .advice appreciated

Tony, I suggest that you have a look at the Firenet web site forums there are many fire safety experts using this site many of which carry out fire risk assessment so they will give you some very good advice. http://www.fire.org.uk/punbb/upload/index.php if you want to it would be a good idea for you to put a detailed post in the fire safety section. You will certainly need a hard wired fire alam plus other bits and pieces, habe you regiistered with your local council as many give grants for fire safety work.

I don't now speific guidance applicable in England in Wales but if you go to the website http://www.infoscotland.com/firelaw/v2.jsp?pContentID=271 you will find such guidance that is applicable for small premises providing sleeping accommodation including HMOs that fall within part 3 of the Fire (Scotland) Act - the equivalent of the RRO.

Apart from the guidance given in the RRO guidance suite of documents you may wish to look at information relating to HMOs (Houses in Multiple Occupation). The definition of what type of HMO you operate is important - refer to the Housing Act 2004. There is of course a licencing process for this type of dwelling and technical guidance on fire safety standards is contained in the Housing Health and Safety Rating System Operating Guidance issued in February 2006 (ISBN: 978 1 85112 846 4). This is the reference for advice given in th Building Regulations, Approved document B
